Charleston Area Market Report – June 2025

As we step into June, the Charleston real estate market continues to show signs of steady momentum and balance. Whether you're buying, selling, or just keeping an eye on the trends, staying informed is key, and this month’s numbers offer insight into where we’re headed.

Inventory Levels Are Climbing

We ended May with 5,012 homes on the market, and this marks a meaningful milestone: inventory hasn’t been at this level since May 2020, just before the local market began feeling the full impact of the pandemic.

We’re trending toward a more balanced market, and experts suggest that 7,830 homes on the market would mark true balance. More options for buyers mean more opportunities—and a smoother process on both sides of the transaction.

Home Prices Remain Strong

For sellers, there’s still plenty of good news. In April, we saw all-time highs in both:

  • Median price per square foot: $240

  • Median sales price: $440,000

In May, those numbers dipped slightly to $234 per square foot and $430,900 for median sale price. This small adjustment is likely due to the natural seasonal peak, not a market concern. Homes are still selling quickly, with an average of 21 days on market and a strong list-to-sale price ratio of 98.1%.
